9 nights is unprecedented for this room in April.
There have only been 2 listings 4-nights or longer lower priced than this and both were in 2024.
In 2025, the next nearest price recorded vs 2-nights or longer was $380, vs 4-nights or longer was $411.
TL;DR: THIS IS A BEAUTY.

Here’s what blows my mind: see the DARK RED listings in the Cost_Min column.
Some of those have been out there as long as October and December and up to 90% OVER MEDIAN. Most of these are starting in a few days, but even the ones that dropped in price are still 60-70% over median.

Not a common listing in April - only about two dozen since 2024, but this is at the bottom of the price range.

Looks like Disney has formally defined their Commercial Use policy as of today.
“A Disney Vacation Club (DVC) Membership is intended for personal use and enjoyment only. Governing documents prohibit Members from using their Membership for commercial purposes. Members are not permitted to engage in the practice of regularly or frequently selling/renting reservations booked using their Membership.”
They go on to list specific examples, including but not limited to:
- A majority of reservations or points are used by individuals other than the Member or their associates
- Booking overlapping reservations across resorts, room types, or dates
- Regular advertising of rentals, including websites, social media, or third-party platforms
- Making more than 20 reservations within a 12-month period, where most are not used personally
- Conducting marketing activity on property, such as photography or video used to promote rentals
Per their FAQ:
- Renting is still allowed on an occasional basis. However, frequently or regularly renting points is prohibited.
- Members can use third-party rental websites but they assume all responsibility.
So there’s some additional clarity regarding commercial use, but they still really hold all the cards for when and why they want to bring down the ban-hammer.

Personally I find this helpful. It’s good for there to be broad guidelines to protect members from out-of-control commercial renters. But I wouldn’t want the rules to be too restrictive either, catching innocent owners in the crossfire.
These restrictions don’t seem overly punitive to members. 
I assume they will be judicious in enforcing.

This is honestly exactly what I feel like they needed to do and is easy and straightforward. No one can claim that this is overly harsh for the poor member who has some sort of family circumstances or emergency and needs to rent. And if you are a local who books 20 single nights you will also be fine if your name is on it. But no more using a cheap 500 point contract to book dozens of speculative 1 and 2 night reservations!

@f1rstxlas7 Back in the thread you mentioned wondering about a trend towards longer dedicated listings…
After some discussion in another DVC thread, I just modifying a sheet I created so that it crunches the number of bookings by nights and year for Poly Studios…
Later I’ll dump a complete data set into my sheet and have it create charts for all the resorts. Curious if any trend is across the board.

Had some time at lunch to play…
Charts for studio rentals at all resorts using all data from 2023 to current.
Will create the individual resort versions later…
As we already established, DVCShop hitting things hard..
Note: because 2026 and 2027 are not complete, the counts for those years are obviously not an apples to apples comparison vs previous years. Later I’ll also try to adjust it so that the current and next year data is annualized to show normalized values.
BUT, I will say that I am kind of amazed that even without normalization and with 9 MONTHS TO GO the number of longer 2026 stays is already at or above the previous years’ total counts.
So: Definite trend away from 1-night dedicated DVC rentals towards 3-7 nights.
Right now, even though there aren’t that many 2027 listings yet, 6 & 7-nighters are dominating those listings when looking at the percentage of total listings.
