Taking another look at DVC Ownership

I have two contracts. I am the primary owner and my son is a co-owner. Although he does not live with me he has full blue card benefits. All names have to be exactly the same on all documents for it to be the same membership (important at times). Also, if your children are married/divorced, or go through bankruptcy - this is one of their assets.

They do not. There is no toaster or microwave. They have a ā€œbeverage coolerā€.

They sell almost any resort. They only discount the resorts they are ā€œactively sellingā€.

To promote the sales of the new resorts. To sell Boardwalk they will need to ROFR contracts so what they make on selling the older resorts is far less than their profit on the newer resorts.

It’s kind of like a supply and demand thing. The new resorts they have tons of points to sell. They need to and want to move those points. So they feature them at a discount for some entry period.

They can sell any other resort in existence. You may have to wait if you want one that they don’t have points available for. @huskerpaul seemed to suggest that when they were looking to buy, there were no direct points available for their preferred resort. You’d have to wait for Disney to buy back a contract from someone selling theirs before they could sell it to you. That said, they (Disney) would buy it at resale prices (eg $134 - probably less, even), and then turn around and sell it to you for $230.

When I bought my second contract last summer, they were selling Riviera but they also were offering discounts on other resorts, including my home resort of OKW. So at that time, with the discount they were offering, it made sense for me to go direct.

They do not have kitchenettes. They have a ā€œbeverage stationā€. Which is more like what is available at any resort - keurig and beverage cooler

GFV maintenance fees cover a proportion of the GF resort as a whole, pro rated based on the relative total room capacities of the DVC and non-DVC side. Therefore the running costs like housekeeping, transportation etc are shared.

For Riviera the maintenance fees need to pay for the full cost of those, including it’s share of the Skyliner which will still include the start-up costs.

I assume they will be available for less points than a regular studio like the mini tower rooms at Riv are less points that a standard studio?

They’re not at all ā€œdiscountā€ rooms and are actually pretty dang expensive points-wise.

It’s a tough call…
Maximize initial savings by buying resale vs maximizing flexibility (for the duration of the time you own the contract) by buying direct.

The cheapest resort studios at GFV, with the ā€œleast desirableā€ (standard) view is 16/nt and goes up to a high of 37/nt in peak season. The most desirable (theme park) view is a low of 24 to a high of 55 :flushed:

I recently got to see a DVC studio at GF and while I love the lobby, room color scheme etc. the location was far removed from the main bldg. QS, pool and transportation etc. Those shortcomings take the ā€˜deluxe’ shine off it for me.

ETA: the parking for DVC owners is small too and doubles as self-park for ppl w/ ADRs.

and at this time, maximizing the resorts at which you can use the points. Remember that at this time any points purchased resale cannot be used at any new resorts (ie Riviera) nor any that will be added in the future.

But, you could rent out your points to cover the cost of getting a room at one of those resorts (and to maximize your savings/minimize your cost you could rent in turn to get those rooms.

I honestly felt exactly the same way lol it was like hide the DVC people in the back…

Even before the end of Magic express we drove or had a rental car…the rooms @ VGF are nice but the location makes it one of the last locations I want to stay at, granted it was years ago when we toured it but I remember thinking- well unless someone in the family is having a disney wedding it’s just to far.

  • I don’t know maybe it’s me but I would much rather be at OKW,SSR and pull my car up close to the room.

We LOVE OKW! and I do like to have my car near rather than far away too. We’ve not stayed at SSR yet, we were supposed to but then… covid hit and plans were canceled.

This is such an awesome feature of OKW. I think that’s a big part of what makes it really feel like home, come to think of it.

I was lucky enough to snatch up a 1BR @ SSR last month for 8 days for $460 TOTAL through an RCI trade. Have to say though I am one that uses the kitchen daily but lightly- When I tried to open the oven door it would band off the side of the refrigerator. OKW is the best layout especially the kitchen areas.

These folks did a good job answering on the price difference. Bottom line - they want to sell out the new resorts they are selling. Disney wants $265 per point direct for Beach Club since it is even more popular than Boardwalk.

Since I wanted Boardwalk, going resale was an easy decision for me. I also do not care about missing any perks from being a white card member. No way I could recoup the savings just on merch and dining discounts. They haven’t been selling the Florida APs to DVC members for over a year and that was a big savings folks would point to. Finally, we are in our mid - late 50s with no kids, so a 20 year contract works great for us.
