I don’t think they do though. I think a certain percentage of each resort is required to not be bound by points, which is what they sell cash rooms from. From my understanding they do not sell points-based rooms as cash.
I wonder if putting these brokers out of business would make it hassle enough for the biggest offenders to sell contracts off rather than have to be their own brokers on rentals.
And really, while it would be nice to keep frequent renters from renting what we want to use as owners, it’s the biggest offenders that we really want to cull.
I feel like the brokers would still have a business and it would probably become even more important. If Joe and Judy on the street are renting once every 4-5 years or even once a year then they would probably be more likely to use a broker.
But, is it still profitable for the brokerages to stay in business with a few listings here and there vs how well they do with the big ones who list 10 or 15 identical listings - which the brokerage makes money off of whether it’s rented or not (albeit to a lesser degree)?
I don’t know! I do feel like they have been in business for a while and the “confirmed” rentals have only really heated up in the last couple of years. I’m sure they won’t be AS profitable, but I would imagine they could stay in business. There’s definitely a market for a non-DVC family off the street to rent points and for people like you and me to unload points in an emergency.
Not to throw flames on a fire, but there was a suggestion in the comments of the article that DVC could reduce/eliminate walking by limiting date modifications to 2-3 times per reservation. After that you need to make a new reservation. Seems reasonable.
fwiw I’ve never walked a reservation but I’ve probably modified most of the ones I stuck with once, maybe twice.
This is always DH’s fault and the reason I’ve got a mess of overlapping nights and wait lists right now. I had a perfect set up for October until he decided he couldn’t come when he thought and he really wanted to do Universal at the end. This is not the way.
That being said I’d be hard pressed to think of a time I ever needed to modify 3 times instead of booking something different.
I’m grateful that I’ve always been able to get my waitlist (knock-on-wood). And I had to have too many this last time around too. It seemed like ppl were walking reservations; very frustrating. We had to sell/rent points once and that was stressful too, but not as stressful as trying to book 7 months out during the holidays
They’re not in the DVC inventory, but those rooms are the ones booked with the 2-3% of the points that Disney retain. So I think Disney effectively operate as an owner in that regard. That’s why you can’t book a DVC room on cash before 11 months out, for example.
So I just went onto DVC Rental Store and didn’t see the member number on any of the listed reservations. And if I list one here I’m not going to give my member number, that’s a major security breach if someone did that.
So how would a DVC CM sitting in their office be able to see them?
