Possible changes to DVC bookings

Being reported that the terms & conditions for booking have changed with immediate effect. There is now a check box to attest the reservation is for personal use.

This article covers it, albeit there are a lot of unanswered questions.

I think this is a good start! I still think they will need to draw some sort of line in the sand to define what “regularly or frequently” means.

I am not convinced it will make a difference. People just naturally click through terms and conditions acknowledgements, and the part about being for personal use is tacked on. I think it will be more effective (slightly) if it was a separate checkbox.

Either way…it is showing that Disney is working toward making changes regarding this. So that’s a positive.

I think the check box is the first step to signal the policy change, not the deterent itself.

With AI, it will be easy for Disney to come up with a list of people who are clearly renting for commercial purposes. It is the dedicated rental market that has wrecked havoc on availability and I think a crack down will help.

Let me first state that I am not a DVC owner and know very little about about membership and its use. Can someone expand on how the rental market has an impact on availability?

This provides DVC with the recourse to go after commercial renters. It doesn’t matter if someone clicks through and doesn’t get stopped right there, but afterwards when they’ve clicked it 8 times in one month DVC can go after them and say that this doesn’t seem to look like the personal reasons you say they are.

The commercial renters are booking dates before anyone even asks for them and holding them until they find someone. So they are blocking these dates for people who actually want them right out of the gate.

Sure. There are really two parts of the rental market - one were you contact one of the rental stores with your request, and one where people prospectively make a reservation of an attractive property at popular times.

In my very unscientific opinion, I don’t think the first impacts availability much more than DVC owners booking for themselves would impact it. You will have some people who are ready and “on it” right at the 11 month mark and others booking much later. With a cost savings at less desirable resorts, that spreads bookings out too.

Dedicated rentals grab up the cheapest rooms, the most popular rooms, and rooms at the most sought after dates because these are the ones they will most likely be able to sell at the hughest prices. One site has at least one AKV value studio available almost everyday of the year. I don’t know how they manage to always grab it. But these rooms are super cheap and highly desired.

I just did some math - currently 8% of the Boardwalk studio inventory over Christmas is held up in dedicates rentals. That is not insignificant.

The walking and the dedicated rentals are soul crushing to think about. (Okay…a bit hyperbolic.)

Still, if I can’t get a reservation I want because other owners got it first, I am okay with that. But if someone has bought the days I need as a dedicated rental, it is keeping me from what I want for personal use.

I am currently waitlisted for a 1 bedroom at BLT. I am not an owner there, so had to wait for 7 months out. I don’t expect someone who owns at BLT to miss out because of me…unless it is someone renting those points commercially!!!

I was unable to book an early December rental right at 11 months at GFV. It did come through on a waitlist several days later, but still.

The wording doesn’t clarify much……

It says you can let friends and family use your points “occasionally”, without travelling with them.
What does occasionally mean?

It then says that this activity (presumably allowing friends and family to use your points) will only be considered as personal use if you do not frequently rent out your points.
Again what does frequently mean?
And how do they determine if you have rented, rather than lent someone your points?

So all the same unanswered questions that existed before.

Also, Disney have to abide by the same rules as all members. So how do they sell DVC rooms to the public, since they literally only rent those points out. If they own 5k points at the Poly, then all the studios they allow people to book through the cash side up to 5k worth of points are them renting their own points. Thats 100% of their points they’re renting, without the owner on the reservation. That’s clearly commercial activity.

This was my point. But I believe all it takes is for WDW to make a reasonable determination and start going after people. Then they will draw their own line in the sand.
