You could wait for it to hit the resale market. I think the first resale contract for RR was within 6-9 mos of initial sale. If it’s a hotel that you would be more than happy staying at every trip, I’d argue that buying it resale is a viable option.

I worry about the impact of that restriction eventually strangulating availability at that resort as more and more owners are able to only stay there. I wonder, even, at the ability for those of us who don’t own there to get any accommodation at that resort

I worry about that too. I also worry as more and more resale owners end up having to rent out stays when plans change a few months before a trip, it could further decrease value. The fewer options resale owners have for their own stays, the lower the value.

I was worried about that too when we bought RR. I don’t know if that pool of people is offset by resale owners from other resorts that can’t stay there. As an owner I don’t find it any more difficult to get a room at RR than I do AK. It seems that what’s making it harder to stay anywhere other then home resort is how many more points are being used. Whether it’s due to the population of owners shifting from older-less likely to use them to younger-take a trip every year or renters. Probably a combination of both. It’s been so difficult post covid to get anything anymore.

My dream job would be CFO of DVC. I would love to know what motivated them to place restrictions on resale. They had to have known that it would impact direct sales negatively. Why were they willing to do it anyway?

I remember when I bought direct the data showed that the average contract was sold after 7 years. I don’t know if it is still true.

I think I’m going to start saving to buy Lakefront Lodge direct. I understand that it will probably be sold with resale restrictions which would affect the resale value per point, but I’m planning to use it!

Same. We are planning on buying direct for the cabins at FW with no plans to sell and to definitely use it!

I completely disagree with that take.

Surely the aim of resale restrictions was to push people to buy direct? The vast majority of buyers don’t expect to sell quickly. Very few would be put off by the potential of lower resale value. If you buy direct you have all the advantages of buying the legacy resorts, until you come to resell.

Sales at Riviera have been pretty strong, despite the restrictions. I think the experience of the Cabins at FW should be discounted, sales have been abysmal because of the maintenance fees.

I was 55 when I bought my first contract, 57 when I bought my 2nd. When Riviera opened with resale restrictions my age excluded me from that resort. I would have to either plan on only using it for a few years and then selling, or I would be putting that decision off to my son. Buying GFV, Poly, BLT, or CCV drastically changes the numbers for the next 20 years. Maybe after 2039 or so (when everyone needs to start borrowing and using all their expiring contract points) those numbers may change.

I think you’re right that was Disney’s intention. But I’m sure they also took into account that it would damage the resale potential, which in turn would impact the value of buying direct at that resort vs. another resort that did not have such resale restrictions.

The market adjusts for all of these things, though not perfectly. If Riviera is selling well, it’s a testament to that resort itself, IMO.

My last allotment of BWV points will be awarded on August 1, 2040 and my contract expires January 1,2041. I am assuming points need to be used by then.

And having no restriction with direct points makes a difference. I don’t think I would pay direct pricing but I see where the value is in that.

Making it more attractive to buy direct rather than resale would be my guess.

For us, the biggest attraction of direct points are the in-park and BLT lounges, we would use the heck out of them!

Ah this makes sense why some of them seemed so small! We did a tour of the shoreline from the fireworks cruise and the driver had a huge flashlight for us to see but I couldn’t get any good pictures. It looks really nice from the water but I can’t tell how imposing it is on FW. The “cabins” are very much literal A frames and don’t seem anywhere near the size of the Copper Creek cabins.

The cabins kind of fit in, I think, but the monstrosity of the tower is very imposing and out of place. Maybe it will be better once the outside is finished.

I wondered if the new head of DVC regrets it but it was too late to go back. I feel like there was a fundamental misunderstanding about how much the resale market supports the entire infrastructure.

Here’s the progress from the lake:

It has a very wide presence on the lake compared to WL. This is only one side. There is a whole additional row of cabins closer to WL.

I’m shocked how much it looks like the Polynesian. The joke was that the Poly stole the LSL plans, but now I think, maybe it did!
