Will DVC really crack down on renting?

I am curious how other DVCers are feeling about the news and if anyone has heard any rumors about how and when this may start…

My guess is owners will have guest reservation forms that will be tracked - Considering the new “trust” is being managed by the same company as MVC I figure we are going to get to play by the same kinda of rules…

Thoughts?

I’m thrilled. I have no problem with real renting but commercial renting and most importantly, speculative renting, make my blood boil.

I also think some sort of limit on reservations that the owner is not on. Like once a year or twice per two years or something like that. I get that life happens but it shouldn’t be the constant use of your points.

I am not seeing where the same company is managing both Palmetto and MVC? It also looks like only the cabins are in the trust so far, right?

First American Trust- it’s my understanding designed and controlls “Palmetto’s” trust they did the same for MVC-

So far yes only the cabins are in Palmetto-

  • I only bring it up because MVC now has guest forms that have to be submitted like Wyndham ect have done to control rentals…

Personally I think we are going to see some sort of GC coming to DVC not sure if they will limit it per membership or per contract…

…So confirmed reservations at the 11 month mark and peak season reservations. IMO the best way to handle this is that any reservation made within the 11-8 month period can not be transferred to another party.

I’m less familiar with walking. to me That is a lesser problem than the commercial renters grabbing up all the inventory to resell later.
While I do watch confirmed reservations and have gotten a deal from them I would much rather see greater inventory for DVC members. I’m not one. But I think it’s a shame that actually members are seeing real negative consequences to this.

I don’t know if walking is a lesser issue, but one thing is certain: if commercial renting and scooping up of all availability at 11 mos were appropriately curtailed it would be something people would feel they needed to do less often. So curtailing the one might indirectly minimize the other

I think the commercial renters contribute significantly to the “necessity” for walking. If they crack down on commercial renters, it would presumably improve inventory for an average user.

Other people walking also make regular users, me, have to do like a backwards walk! Like I end up with random days at the Boardwalk and I know if I just wait earlier days will open. So I hate the idea of limiting modifications but anything to at least reduce walking would be helpful.

First problem is how they identify a rental. There is no way for them to know, a different lead name could be a family member or friend. Did money change hands? Who exactly is user “OregonDVCer” or “ILoveBoardwalk” who’s advertising 40 confirmed reservations for July?

Next is how they define commercial renting.

I guess finding them in a listing would help. I bet they can reverse engineer to identify who the owner is for each one without even asking the rental sites

I mean honestly, I would define renting as any time the lead name is not listed on the DVC deed. It can’t be that difficult. “Renting” is allowed but commercial renting is not. So I would think if they limited it to a certain amount of times it should be relatively easy.

My personal opinion is that even if you only own 100 points that they shouldn’t be consistently used to be rented.

That’s the thing through depending on what the contract says is how it’s defined-

At least post RIV contracts have the amended language that allows the “management” company to define what’s acceptable and what’s not and the ability to refuse a reservation-

So limiting the number, as they do now, could just mean instead of renting to 5 people for 2 nights each, I rent to 2 people for 5 nights each.

Is one better than the other? I would guess that 2 rentals is perceived as better than 5. That might make it hard er for people to rent for a 2-3 night stay than a week.

I’ll likely be renting for the next 2 years at least, unless DS wants to use the points.

But from what you say it makes no difference whether I rent them out to a Liner for $18 a point or to DS for $8 a point or for free. Both would have a lead name not on the deed (although I could just add my name anyway). DVC have no way to know if money had changed hands, nor if I knew the other person. If I rented to you I could say honestly that I knew you. But I could equally say I knew any renter. And I could easily add a renter to my family & friends list on MDE.
