Renting DVC- 1 bedroom

I’m looking into renting DVC for the first time and I’m not up on much of the lingo so forgive me if I’m clumsy- what will be my cheapest options for one bedroom? The cabins at fort wilderness and then maybe OKW and SSR? And what is this about booking at 11 months vs 7 months? It looks like booking at 7 months is cheaper, because there isn’t as much availability as 11 months- would that be correct?

The Cabins at Fort Wilderness have a great points chart, but may be hard to rent because there are few owners there and the incenventory is pretty low.

OKW is a steal in some seasons, but always cheap followed by SSR. AKL, non-Savanah view is about the same price as SSR.

Your next group is Boardwalk, Beach Club, Boulder Ridge, and Copper Creek.

In order to book between 7 and 11 months, you have to own at that resort. Usually that second group I mentioned book up before 7 months. This means the rental stores charge a premium for this time range because they have to find someone with “home resort advantage” to book for you.

After 7 month, most DVC owners can book at the majority of resorts, so the pool is much larger to rent from, but the available inventory is more limited. OKW, SSR frequently have availability at 7 months (except the 1st week of Dec and maybe Christmas and Thanksgiving) and AKL standard view will on lower crowd times.

FWIW the OKW one bedrooms are huge! And the Kidani 1 bedrooms have 2 bathrooms, but are in the process of being refurbished so still have a fold out couch in the main room.

I would go look at David’s rental site. Regardless of whether you use that broker, the calendar and cost calculator is super helpful.

FWIW, here are the median prices I’ve crunched using all dedicated rentals since 2023.

While dedicated rentals may or may not be anywhere near the actual pricing you’ll get for a rental request for specific dates from the sites - this should give you an idea of how the resorts and room types compare to each other, price-wise:

This table is not for any particular part of the year - it is all dates. I do have charts that depict date-based medians for each resort and room type, so if you decide on any resort or three, let me know and I can post a few of those if you think they might be useful. :slight_smile:

I would narrow it down to the cabins, OKW, and non-Savannah view AKL. I would lovvve to see date-based charts! Would these charts be for new rentals through DVC/david’s or… shoot idk the term… the ones that you post where people already booked and are reselling at a discount

OK, Here’s the annual median chart for those 4 resorts:

Summary
  • For the current year (orange dotted line) you will notice that it may be very high compared to previous years for any dates after today - that is because for 2025 we’ve only a small portion of all the rentals that will appear for future dates, more the further you go out. So, as the year progresses I’d expect the 2025 line to get closer to previous years.

  • Studios are by FAR the majority of all rentals listed, so these 1BR medians are crunched using a smaller data set. It is very rare for there to NOT be a studio listed on any given day, but there are plenty of dates that don’t have a single 1BR or larger room, so you’ll see broken spots in the lines or in the current year you’ll see the orange dotted line drop to 0 when there is no data.

  • Normally I calculate medians for each date in these daily median charts using 14-day windows surrounding that date. But, because there is less 1BR data I use 30-day windows, (looking at both versions the median doesn’t really change much and you get fewer line drop outs, so is easier to read.
    Either way they should be pretty decent thumbnails of that specific median - but remember median is just the point where half of the rental prices will be above and half below, so you can still see wide swings in actual prices listed for dedicated rentals on any given day.

  • My charts do not separate standard/preferred etc room types. The rental sites are terrible at including that info consistently, so I have not come up with a way I feel accurate enough to bother crunching medians broken down that way. So, you can imagine special views like Savannah will be higher than the median you see and Value rooms lower - but I wouldn’t expect too much of a difference. Again, medians are a tool to get a general idea, and won’t really prognosticate prices.
