DVC You There! - Now with Bonus Content

SUPER VERY TERRIFIC 1-NIGHTER

1-night OKW Studio 06/03 for $180/night or 34% under median

These are great! A little analysis below…

5-night BW Studio 10/04 for $392/night or 19% under

5-night BW Studio 10/04 for $392/night or 19% under

You can see this is at the lower end of the price range - but note that this chart is 2-nights or longer. Don’t let all of those dots in previous years make you think those listings above are just OK…

If looking at only 5-nights or longer for this room in October - this price is VERY rare.

I’ve noticed that most of the lower priced rentals are DVC Shop. Any speculation on why this is?

Because they do not allow cancellation or transfer, I am hesitant to book with them. This may be because I have purchased, but never used trip cancellation insurance, and don’t have a sense of how easy or difficult it is to utilize. Does anyone have experience with this they can share?

I think at this point, DVCShop is just being much more aggressive in the number of listings it has vs the other sites, which probably means through sheer numbers they have a lot of the better deals.

If you look the long range picture, Davids, DVCShop, and DVCRentalStore were all in the same neighborhood when it comes to total dedicated listings.

Here is the breakdown when including all listings from 2024 to present:

But, if you just look at the current active listings without the long term archive, DVCShop is clearly the big gorilla right now. The other sites seem to have all backed off last year when the policy updates were announced.

Price Drop

Another painful instance where I have to say that an over $500 room is a “good deal”, but for the month that’s in it, here we are.

2-night Poly Studio 03/28 orig $620/night now $527/n or 19% under median

4-night OKW Studio 09/13 for $180/night or 23% under median

How that deal looks vs all dates:

A 6-night listing down this low is rare, even in September.

6-night GF Studio 09/01 for $399/night or 14% under median

That price is at the low end of the scale vs any number of nights…

Let’s look at a pair of identical and unusual listings that just dropped in price today.

First, IMHO they need to drop more - how many people are looking for a 10-night listing 3 weeks from now?

10-night SSR Studio 03/25 orig $392/night now $314/n or 8% under median

10-night SSR Studio 03/25 orig $392/night now $314/n or 8% under median

But still - for the time frame it is a decent price, even if it doesn’t make my eyes pop. And, once you get above 4-nights, you can only expect a small handful of listings at this price or lower.

Compared to much of the rest of the year, these prices are fairly meh. mostly meh, even.
But again, if one wants to go in that time frame… not too bad.

Looks like David’s launched a brand new site redesign last night too. Something must be in the water.

Aww, man. They need to consult me on these things, I have no time for that today.

Thankfully it shouldn’t be too much of a headache.

  • I don’t see any added security layers.
  • Section class changed from resales to resale.
  • Previously the date crammed everything into one concatenated string like “Jan 15, 2024 to Jan 22, 2024” with the night count awkwardly appended to the end of the checkout year (had to do hacky string-slicing logic before) but now dates and nights are in separate named divs:
    • <div class="date">Mar 15, 2026 - Mar 19, 2026</div>
    • <div class="nights"><strong>4 nights</strong></div>

@JJT completely unrelated question that might end up adding more to your plate(sorry, curiosity is getting the best of me): Have you ever done a look back analysis of the number of active rentals vs a # of nights breakdown count?

As we see fewer and fewer active rentals listed, I’m wondering if part of the reason for the shift is that Owners are consolidating their points into longer stays. Completely unsubstantiated guess here, but I wonder if the 1-3 night rentals were true run-off of unused points that owners were trying to sell off last minute. Maybe over the last year or so that hasn’t been the case.

Oh that makes me sad. Something happened there.

Because they site posted TWO identical ones, I just thought it was just them burning some of their own contracts. But, now that you said that I suppose it could have been a person who had two booked for a larger family gathering and had to cancel - I hope not, though!

Interesting question - I do have a table in my active and archive sheets that crunches the number of rentals by length. Pulling both of those into a table, it does look like there’s a shift.

BUT - this quick look isn’t a perfect measure, of course since it could be that we happen to be in a time that has longer listings posted (not sure), so to see it more clearly I’d want to make this apples to apples and run the same counts based on starting date and/or posting date and lump them together in a standardized way, like calendar year. I’ll think about it.

Cool.

Weirdly, zero new listings in my 8AM refresh this morning, unless something else is borked now.

I rented from the DVC Shop last month. They are priced on the lower side for the major rental companies when you want to make a custom reservation (on average). It wouldn’t surprise me that their confirmed reservations were lower as well. I had a good transaction with them so I would recommend working with them. You can get travel insurance cheap. Check Generali. Super easy to deal with them. I get their insurance when we travel out if the country for their medical coverage. It’s superior and not expensive. Some credit cards even offer it I’d you pay for the trip with the card.

Interesting …

Or in general!
And 2 of them?

Or decided off-site in a larger family unit would be better…
They need to lower the price though!

Hmmm, that opens up the seasonality question again. If, right now at least, active listings are at their supposed peak during the calendar year shouldn’t it be the opposite? Longer stays means fewer active numbers, but right now we’re at the peak.

So many questions to bother you with!
