VERY few of this room type appearing in January so far, but this is the lowest price seen, FWIW.

6-night OKW Studio 09/17 for $207/night or 27% under median
I would not expect to see any more deals for this room type for a full week - even when you look at 3-nights or more there have only been a few below median appearing this close in to check in.
8-night BW 2 Bedroom 01/20 for $932/night or 18% under median
This is a low volume room on dedicated listings, only about 15 in January recorded - and only a few of those were longer than 5 nights. So, that median vs any given month is a iffy.
4-night BW 1 Bedroom 09/16 for $562/night or 24% under
1-night AK Kidani Studio 09/30 for $260/night or 26% under
Overall - for Sept specifically you can almost plan to see more better Kidani listings showing up over the next weeks. But, in the grand scheme of things, $260 is pretty darn nice for a Deluxe any day.

While you definitely see plenty of Poly studios priced lower than this - and for month of Sept listings specifically this price is over median, not under - you really don’t see many 7-night listings below. And, if you do, they appear much further out.
Prices this low for BW in June are pretty rare, forget about for longer listings. If you are good with the risk of booking this far out, it almost certainly ain’t getting better than this.

Looking at the map, you aren’t very far away from a bus stop. But you will be super close to your car! Similar to the distance when you’re at home. I would prefer this location if I had a car. I’d hate to be on the other side by the road.
Looks like you could use bus stop 2 or 3. I think it’s intended that you use 3 but check it out when you get there. 2 might be closer. For the days you take the bus (assuming just MK days).
For the studio you will be on either end of the building on floor 1 or 2.
