Under $11 is amazing!!
This surprises me as well. The value of those BWV points should be dropping. Although, to be fair, we just bought a relatively small number of additional resale points at BWV at a higher price than is probably reasonable…but it was to supplement our already small allocation to bring it to a point where it is now ideal for us. But wait another year or two, and those point values at BWV really should drop!
People are really paying for like the next ~6 years of points. Points behind those years are heavily discounted.
Think of it this way — you could rent a point for $20 a year. So $100/point is essentially 5 years of points. Factor in dues, interest, perks, etc, and you get your market price. But I really don’t think you’ll see a precipitous drop for another 5 years and even then it will still hold significant value.
That’s actually an interesting way of looking at it. I’ve never approached the value of DVC from that angle. (Kind of makes me feel better, though, looking at it that way!)
I feel like I need a DVC 101 class. What is the best resource out there for a DVC newb?
Funny, someone else recently asked me this in a DM and this is what I provided them:
Do you like podcasts?
We found this resource to be very helpful:
With this, I am going to look at my BCV expenditures. I always considered it to be a bit of a boondoggle…
Okay, so far, by owning the contract I have spent $1.20 per point less than if I was renting. And I have control of my own destiny. And it is still much less than rack rate…
Love podcasts! Adding it to the must-listen list now!
Interesting read! I decided to get my DVC spreadsheet out since I’ve tracked our costs and point use since day one.
We bought our first two contracts in 2004, added on another contract in 2005 and then another in 2008. Our total cost of ownership so far is $130,199 including the purchase cost and all the annual dues. We bought cash so no loan costs to take into consideration. However, since we couldn’t go during the pandemic we rented our points out two years in a row, which covered those dues. So our total actual cost so far would be $106,153.
Points used per unit type:
- Studio 404
- 1BR 7,624
- 2BR 1,443
- GV 1,790
We also used 424 points on a Disney cruise one year. So total amount of points we’ve used is 11,685, and 1,385 points were rented out. That brings the current value per point (including purchase cost and all annual dues) to about $9 which I’m very pleased with considering what we’ve been able to use them for.
I must say that comparing the original dues costs per point to the current ones did make my eyes water… ![]()
Can you convert this to dollars per night?
I get about $134 / night if you assume 13 points per night for a Studio, which is about average.
$106,153 total lifetime cost, net of rentals / ((11,685 - 1,385 points) / 13 points per night) = $134 per night
Wow!
Now that’s a good ROI.
For ROI:
My cost per DVC night is currently $240. That’s for
- 32 studio nights
- 5 two bedroom HHI nights
- 2 one bedroom AKV nights.
My rough math I have beem keeping up with guesses it would have been $700 to stay in those those rooms at rack rate, and $300 to stay where we would have stayed if we didn’t have DVC (i.e. not deluxe)- though Aulani, Hilton Head and traveling in the highest seasons really inflate that number.
I just ran the numbers for my contracts (I have two) and our average cost per night assuming 13 points per night is $160.93. If I did actual nights it would be a different story since we almost always get 2BR villas. Our cost for a 2BR usually works out to $400-500/night.
So the longer you own it, won’t the cost per night average keep going down?
Not really. It will go up, because the dues keep going up. But it goes up very slowly relative to the cost of paying cash prices for stays.
For us, it isn’t really that we are saving money. It is that we are getting much nice accommodations at the places we want to be for a similar price. We could pay less at a Value resort…but we like staying at a Deluxe resort for a little bit more using our points, or stay in a 1 br for more, but way less than paying cash for similar room.
If you are perfectly content staying at Value resorts, then buying DVC isn’t going to be worth it probably. But we love staying at Boardwalk and having the walkable access to HS and EP, and having opportunities to hop on a boat or Skyliner for the fun of it. Or staying at SSR and being able to walk to Disney Springs.
If you prefer moderate or nicer, then DVC becomes worth it.
Gotcha!!!
I’ll not actually the DVC target audience. I DO try to understand the motivation. For me it would be saving money. But if it’s to stay in “nicer” hotels, that’s more subjective than objective & more difficult for me to appreciate. Thank you for explaining.
(I like it when people sell their dates for a bargain though!)
Correct. If dues keep going up at 5% per year, in 14 years they will be double what they are now. For me that is like $18/ point, which is almost as much as a rental. But rentals then will also at least double so it will seem even more cheap compared to renting.
